Project Description
The future site of The Americana is located on the South-side of Arch Street (218-226 Arch Street) between 2nd and 3rd Streets. Situated in the heart of Old City, this development project will consist of the highest quality of a mixed-use asset. The building is being designed by Pei Partnership, a world-renown architectural firm.

The site of Americana adjoins both Arch Street and the Little Boys' Court historic alley, part of the direct pedestrian passageway between Christ Church and the Betsy Ross House. One of the many charms of Old City is its network of narrow streets, alleyways and small parks. Americana will be made up of approximately 45,000 square feet of commercial retail space, which will be located on 1st, 2nd and 3rd Floors. Based upon the commonly-known retail needs of the Old City Community, this area is in great desire to have a specialty food retailer, a high-end pharmacy, a full-service book store and/or a large format fitness & wellness center. The base of the building has been designed to be sympathetic to the scale and harmonious with the materials of the neighboring 18th and 19th Century buildings, which are common on Arch Street and consistent with the character of the urban landscape of Old City. The streetscape will be complemented by an elegant glass tower (approximately 110,000 square feet), which will have a maximum of 80 residential condominium units that will have beautiful panoramic views of the City of Philadelphia and waterfront vista of the picturesque Delaware River as well. While the base of the building will rise 3-stories, the upper massing(s) will rise 17 and 23-stories respectively and a screen wall concealing the cooling tower, which will be open to the sky on the roof. Marked by gleaming sheets of glass and masterfully designed, the tower has been carefully positioned through the use of 36-foot and 53-foot set-backs off of the Arch Street façade/property line to subtly deemphasize the tower's impact on the existing streetscape. Additionally, the project will house 2-levels of below-grade valet parking. The parking will accommodate approximately 90 vehicles, which will be served by vehicular elevators connected to Arch Street via an enclosed driveway.

This 21st Century architectural icon aims to be a landmark of the future. With an urban planning approach to the design, this asset will comprise of 20% Open Space, which will feature a 4,600 square foot public Park that will boast tasteful Landscaping and a peaceful Waterfall. Furthermore, within the footprint of the 1st-Floor will be a 2,500 square foot public Gallery that will allow for interior circulation and create a tranquil environment for people to experience. On both the Northern and Southern ends of the Gallery will be a multi-level glass Atrium, which will introduce natural light into the space and allow it to breath. The world-class design details of the Americana are characterized by the harmonious streetscape experience, the graceful interconnection of mixed-use and the pure geometry of the upper massing(s).
